Hardwood floor replacement costs anywhere from $8 to $20+ per square foot installed in the Toronto area. Refinishing β€” depending on the service needed β€” typically runs a fraction of that. The difference on a typical 1,000 sq ft Toronto home can be $8,000–$15,000 or more. The key is knowing which situation you're actually in. Here's how to assess your floors honestly.

Signs Your Floors Need Refinishing (Not Replacement)

Surface Scratches and Scuffs

Scratches that haven't penetrated through the finish into the wood itself are refinishable. If you run your finger across the scratch and it's smooth (i.e., the wood fibres aren't raised or broken), it's likely a surface-level finish scratch that a buff & recoat or full sand will remove entirely.

Dull or Worn Finish

Hardwood floors that look flat and lifeless β€” especially in high-traffic areas like hallways and kitchens β€” have simply had their finish worn down by foot traffic. The wood itself is perfectly fine. A buff & recoat restores the protective finish and the sheen in a day or two.

Colour Fading or Uneven Colour

UV exposure through windows creates patches of colour fading β€” often visible near patio doors or large windows. This affects the stain and finish, not the wood itself. A full sand & refinish with a fresh stain colour corrects this completely.

Wax or Polish Buildup

Floors that look cloudy, feel tacky, or have an uneven sheen likely have accumulated wax or polish from years of Rejuvenate, Mop & Glo, or similar products. This is a wax removal job β€” chemical stripping followed by a fresh coat of finish. The floors underneath are usually in excellent condition.

Signs You Actually Need Replacement

Structural Damage β€” Cupping, Buckling, or Significant Warping

If your floor boards are visibly curved upward at the edges (cupping) or have lifted from the subfloor (buckling), there's been significant moisture damage to the wood itself. Minor cupping can sometimes be corrected with proper drying and sanding, but severe cases where the wood structure is compromised typically require replacement.

Deep Rot or Mold

Boards with visible rot, soft spots when you press on them, or a musty smell coming from the floor are compromised at the structural level. These boards need to be replaced β€” though often only the affected boards, not the entire floor.

Too Thin to Sand

Solid hardwood floors can typically be sanded 5–8 times over their lifetime before the boards become too thin. If your floor has been refinished many times over several decades, there may not be enough material left to sand safely. A professional assessment will determine this β€” but it's relatively rare in floors less than 40–50 years old.

Extensive Board-Level Damage

If more than 20–30% of the boards have deep gouges, cracks, or structural damage (not just surface scratches), the cost of individual board replacement combined with refinishing may approach the cost of full replacement. At that point, replacement starts to make financial sense.

The Simple Scratch Test

Here's a quick test you can do yourself before calling anyone:
  1. Find the most scratched area of your floor
  2. Run your fingernail firmly across one of the scratches at a 90-degree angle
  3. If your nail catches and the scratch feels rough or raised, it has penetrated into the wood
  4. If your nail slides over it smoothly, it's a surface finish scratch only
Surface finish scratches are always refinishable. Deep wood scratches may require individual board replacement or aggressive sanding β€” but in most cases, even these can be corrected with a full sand & refinish.
