Before We Arrive — How to Prepare Your Home
A little prep goes a long way — here’s how to set us up for the best possible result on your floors!
Good news: most of this only takes an hour or two the evening before. The better prepared the space, the faster we get started — and the better your floors turn out. 🙌
All furniture must be removed from rooms being refinished before we arrive — tables, chairs, beds, sofas, shelving units, everything. This is the homeowner's responsibility, but we promise the results are worth it!
All rugs, mats, and carpet runners must be removed. Floors need to be completely bare and ready for us.
Please switch off your heating or air conditioning before we arrive and keep it off during the job. This helps keep dust from spreading through your home — your future self will thank you!
Quarter Rounds & Baseboards We recommend removing quarter rounds and baseboards for a clean edge-to-edge result. Not up for it? No worries — you can leave them, but any paint touch-ups afterward are the homeowner's responsibility.
Move any artwork, fragile décor, or electronics near the work zone somewhere safe. Sanding creates vibration and we'd hate for anything to get knocked around.
We love kids and pets — just not during a refinishing job! Please arrange for them to be out of the home while we work, for their safety and the quality of the finish.
Please keep a spot available close to your entrance for our work truck and equipment. The closer the better — it helps us get set up faster and get to work sooner!
After we finish, stay off the floors for at least 4 hours. Furniture comes back at 48–72 hours, rugs after 7 days. A great excuse to go out for dinner and come home to beautiful floors!

The finish is what you live on every day. We use only water-based commercial-grade products — no oil-based shortcuts.
Why Water-Based Only?
We exclusively use water-based finishes — and for two very good reasons. Oil-based finishes have a strong chemical smell that can linger in your home for days. They also amber and yellow over time, slowly changing the colour you chose.
Water-based finishes dry clear, stay true to colour, dry faster, and are much lower in VOCs — meaning less smell and a healthier home environment.
3 Coats — Every Job, No Exceptions
We apply three full coats of finish, with light buffing between each coat for proper adhesion. Three coats means a thicker protective layer, better scratch resistance, and a longer-lasting result.

Most full sanding jobs take 1–2 days depending on square footage. You can walk on the floors 4 hours after we finish. Furniture goes back at 48–72 hours and rugs after 7 days. We'll give you a clear timeline during your free estimate.
Solid hardwood floors can typically be sanded 5–7 times over their lifetime depending on thickness. Engineered floors depend on the wear layer — we assess yours before any work begins. A well-maintained floor can last generations.
Absolutely — a full sand removes all the old stain and finish, giving you a completely fresh canvas. You can go lighter, darker, or choose an entirely different tone. We apply real test samples on your floor so you can see the colour before we commit.
You don't have to, but many customers prefer to be out during sanding as there is noise and some dust. Children and pets must be out of the home during the job. Most customers arrange to be out for the day and come back to beautiful freshly finished floors.

A buff & recoat only lightly scuffs the existing finish and adds new coats on top — a quicker, less expensive refresh for floors that are still in decent shape with light surface wear.
