Can Your Engineered Floor
Be Sanded?
The answer depends entirely on the thickness of your wear layer — the real wood veneer on top of the plywood core. Before we do anything, we measure it. This single number determines what service your floor actually needs.
✓ Can Be Sanded
A 3mm wear layer is the minimum for a full sand. At this thickness we can sand the floor once — enough to remove the existing finish, change the colour, and apply fresh coats. This is a one-time opportunity on most engineered floors.
⚡ Assess First
A 2mm wear layer is borderline. A light screen and recoat may be possible depending on condition — but a full sand is too risky. We assess in person first. Don't let anyone sand this floor without checking.
✕ Cannot Be Sanded
Under 2mm, sanding isn't possible — you risk cutting through the veneer into the plywood core, ruining the floor permanently. Your options become a buff & recoat (no colour change) or replacement.

Not every engineered floor problem requires sanding. The right service depends on what's wrong with your floor. Here's how we think about it.
Want to Change the Colour?
Colour change requires removing the existing stain entirely — which means a full sand. You'll need a minimum 3mm wear layer. We sand back to bare wood, apply your new stain, and finish with coats of water-based polyurethane.
Full Sand & RefinishMinor Scratches or Dull Finish?
If your colour is fine but the finish is worn, scuffed, or dull — a buff & recoat is the right call. We lightly abrade the surface and apply a fresh top coat. No colour change, no heavy sanding, done in a day.
Buff & RecoatUsed Polish or Store Products?
If you've used Rejuvenate, Mop & Glo, or similar products on your engineered floor, you likely have wax build-up causing haze and scuff marks. This needs professional wax removal before any other service can be done.

Careful Sanding

Buff & Finish
We apply premium water-based polyurethane, buffing between coats with our Bona buffer for a flawless, even finish that protects the floor.

The only way to know for sure is to measure the wear layer thickness. We do this during a free on-site assessment — it takes a few minutes and tells us exactly what your floor can handle. Don't let anyone skip this step.
Yes — if your wear layer is at least 3mm. A colour change requires a full sand back to bare wood, which is only safe with adequate material. We confirm this during the assessment and show you stain samples on your actual floor before committing.
Most engineered floors with a 3mm wear layer can be sanded once. After sanding, the wear layer is thinner, so each subsequent sand has less margin. This is why we treat the first sand as a one-time opportunity and do it right.
Solid hardwood is wood all the way through and can be sanded many times. Engineered hardwood has only a thin real-wood veneer over plywood. Sand too aggressively and you cut through the veneer into the core — which permanently ruins the floor. It requires an experienced hand and a light touch.
Not necessarily. If the colour is fine and the damage is surface-level, a buff & recoat may be all you need — it's faster, cheaper, and doesn't use up your one sanding opportunity. If you've used store-bought polish products, wax removal should come first. We'll assess and recommend the right service.
